Small Bathroom and Half Bath Remodels in Rockford, IL

Updated

Short answer

Most older Rockford-area homes have a small hall bath or a half bath. Angi puts a small bathroom remodel at $1,500 to $15,000 (average $6,500) and a half bath at $2,250 to $3,000, national figures.

The bathrooms most of us have

Rockford's median home was built in 1963, and 46.5% of the city's housing is from before 1960. Houses from that time usually have one full bath of about 5 by 7 feet, sometimes with a half bath added later off a bedroom or in the basement. Some still have the original colored tile with a dark trim row.

The Cost vs. Value report's midrange bath is the same 5 by 7 room: a new tub with a tile surround, a pressure-balanced shower valve, a solid-surface vanity top and a tile floor. For Chicago it put that job at $24,072.

What it costs

Typical price, national

A small room does not mean a small price per foot. A small bathroom still has a toilet, a sink, a tub or shower, a valve and a fan, and all of that costs about the same in a small room as a big one. That is why Angi's per-foot figure, $70 to $250 a square foot, runs high on small baths. Every line is on the cost page.

What gives you the most room

  • A walk-in shower in place of the tub, with clear glass, makes the room read bigger.
  • A smaller-depth or wall-hung vanity frees up floor space.
  • A pocket door saves the swing of a standard door.
  • Large floor tile and fewer grout lines look calmer in a small space.
  • A recessed medicine cabinet and a shower niche keep things off the counter.

Half baths and powder rooms

A half bath has a toilet and a sink and no tub or shower. Remodeling one is mostly a vanity or pedestal sink, a toilet, a floor and paint, which is why Angi's range is low. Adding a new half bath where there was none is a different job; see adding a bathroom.

Permits and plumbing

In Rockford, swapping a toilet or sink in the same location without changing the trap or piping is exempt from a plumbing permit. Moving a fixture is not. Angi puts moving a fixture 3 feet or more at $500 to $1,000, so keeping things where they are saves real money in a small room.

Who can do the plumbing

“Nothing herein contained shall prohibit the owner occupant or lessee occupant of a single family residence, or the owner of a single family residence under construction for his or her occupancy, from planning, installing, altering or repairing the plumbing system of such residence”
Illinois Plumbing License Law, 225 ILCS 320/3.

Old houses and lead

Opening painted walls in a house built before 1978 is covered by the federal lead rule. In Winnebago County 63.4% of the housing was built before 1980.

EPA lead-safe rule

“In general, anyone paid to perform work that disturbs paint in housing and child-occupied facilities built before 1978 must be certified in lead-safe work practices. This includes all firms, even sole proprietorships.”
U.S. EPA, Lead Renovation, Repair and Painting Program.

The small-job exception

“Minor repair and maintenance activities that disturb six square feet or less of paint per room inside, or 20 square feet or less on the exterior of a home or building. (Note: Window replacement and demolition of painted surfaces are always covered regardless of square footage.)”
U.S. EPA, RRP rule for contractors.

Common questions

Small Bathroom and Half Bath Remodels: questions

How much does it cost to remodel a small bathroom?

Angi puts a small bathroom remodel at $1,500 to $15,000, with an average of $6,500, and a small full bath of about 30 square feet at $4,500 to $6,000, national figures. See the cost page.

How much does a half bath remodel cost?

Angi puts a half bath or powder room of about 15 square feet at $2,250 to $3,000, a national figure. A new vanity, toilet and floor make up most of it. See the cost page.

Can you redo a bathroom for $5,000?

For a half bath or a refresh, often. Angi's minor refresh scope runs $3,000 to $10,000. A full small bath with a new tub or shower usually costs more. The bathroom remodel on a budget guide goes line by line, and the cost page has every range.

How long does a small bathroom remodel take?

A half bath can be done in a few working days. A full small bath with a new shower or tub, tile and a permit usually takes a few weeks, longer if walls or floors hide damage. The how long does a remodel take guide has the steps.

How do you make a small bathroom look bigger?

Swap the tub for a walk-in shower with clear glass, use a smaller or wall-hung vanity, run large floor tile, add a recessed cabinet and a niche, and use a pocket door.

Is it worth remodeling a bathroom before selling?

In the 2025 Cost vs. Value report, a midrange bath remodel in Chicago cost $24,072 and recouped 66.4% at resale. A dated but clean bath can be better served by smaller fixes. The resale value guide covers it.

Do I need to worry about lead paint in my old bathroom?

In a house built before 1978, anyone paid to disturb painted surfaces must be EPA lead-safe certified. Demolition of painted surfaces is always covered, whatever the size.
